As I was out snooping around yesterday, I found how one realtor uses the ‘net to his advantage as a powerful lead generator.
As you know homes are listed on the Multiple Listing Service and agent input new data all the time.
Most home buyers depend on an agent to track down new leads or hunt through online listings themselves.
This agent has a computerized approach that scans the MLS listings many times per day for new homes listed.
He inputs the criteria his prospective home buyers give him and they are updated by email immediately when a home meeting their criteria hits the MLS system.
I kept waiting to hear the URL for signing up for this service.
The agent weeds out the “curiosity seekers” by requiring a prospect CALL for the service… suddenly his radio ads that generate leads don’t produce just ephemeral website hits that could easily max out his computers ability to handle all the reqeusts and he’s only emailing people who first called and were willing to establish a personal relationship.
Suddenly a database of “autoresponder leads” that may or may not produce results is transformed into a real and lean list of hot prospects with their hands on their wallet.
