Lot’s of people want to work at home in the real estate market.
There are some HIGHLY questionable seminars out there that teach people how to “get the deed” of people in some sort of distress situation.
Armed with this information and disarmed by their own greed, folks who go out to “get the deed” are finding themselves about to be parked in some new real estate - the state penitentiary - wearing demin or blaze orange and wishing they were only extra’s in the latest remake of “The Longest Yard”.
From the Manteca Bulletin via InvestingInLand.com:
The Stanislaus County Assistant District Attorney’s office has filed charges against three persons alleging 14 counts of fraud perpetrated against seven separate victims some of which were in the Ceres area.
Lonnie Lamont Ashlock, 55, of Waterford, Ronald B. Buhler, 24, of Riverbank and Wilma Sue Walls, 57, of Ceres, are accused of defrauding various homeowners out of their homes under a “rescue scheme. Additionally, there is a separate count of possession of methamphetamine against Ashlock only.
The charges arise from several real estate transactions that occurred between January 2002 and June of 2005 in which the defendants would obtain the trust of an individual who was seeking a loan to avoid foreclosure - and who would end up signing over title to their home. At least one of those allegedly fraudulent transactions involved a Ceres residence and a South Modesto residence.
The defendants surrendered themselves to the jail on Dec. 1. They were released upon posting bail and will be arraigned on Dec. 22.
Walls and Buhler are employees of Ashlock’s businesses, which include Ashlock Ranches, Lonni Ashlock Investments, Morningstar Homes, Solid Rock Assets, Tiger Creek Homes and Willow Bend Homes.
It’s believed that Ashlock went to homeowners who were facing foreclosure and had them sign over their deeds with the belief that they would be able to stay in their houses by paying rent. But exorbitant prices were attached and the owners were evicted when they couldn’t make the payments.
Modesto attorney Cort Van Wiegand, hired by Walls to defend her, said all three are innocent of the charges. Wiegand said Walls was only a minor player in that she notarized documents for Ashlock.
George Milina Jr. says he was defrauded out of his home at 3613 Ninth Street in Ceres. Anthony and Tammy Wilkinson say the same happened of their home at 1425 Pecos Avenue in South Modesto. - By JEFF BENZIGER / Manager Editor of the Ceres (Calif.) Courier
